Newsletter September 2009

In this month's newsletter we have another one of our members' French properties to rent,
check on Todd's house purchase progress, tell you about a new tax benefit for overseas
property, show you Gareth's new places for sale and follow a Paris theme for a reason.

Todd is on his way to fulfilling his French dreams

After finding his dream house in the Burgundy region and successfully negotiating below the asking price of 71,000 euro, Todd is getting closer to owning his maison en France which will hopefully be his before November when he heads back to France again. His French mortgage has been approved (with an interest rate of 3.65%, fixed +/- 1% for the next 18 years) but there was some waiting around for the notaire to return from his August summer holidays before more paperwork could be attended to. As we found also, getting documents witnessed here to the satisfaction of the French proved frustrating but all seems to be in order now. Todd cannot wait to enjoy his house with its large kitchen, renovated bathroom and spacious bedroom with timber floors overlooking a country lane and the surrounding hills. With some, or possibly a lot of, luck Todd is thinking, his house may settle before November - we wish you bon chance Todd and will catch up with you next month to see how you go...

Canal in village

Another success story you can share in and rent

Having come through all the processes Todd is experiencing, Graeme and Narelle now own a place in Burgundy not too far from Todd's house. Their village sits on the Yonne River, only 2 and 1/2 hours by train from Paris (200km by road). With access to the Canal du Nivernais, there are plenty of activities with boats, walks and bike riding nearby. Their property is close to the UNESCO heritage listed village of Vezelay and the beautiful hilltop old town of Auxerre. Their village is charming and small, yet has an excellent selection of local services. Burgundy is an area renowned for its wine and rolling countryside - the village that gives its name to the famous wine of Chablis is also close by. Their house can sleep four with two bedrooms and contains antique furniture plus a newly remodelled kitchen and bathroom. It rents for only $590 AUD/wk.

For more detail on Graeme's and Narelle's house plus other member's places for rent in other parts of France (the Languedoc and Lot Valley), go to our website page:

'My French Desire' printed book
We soon hope to have a Parisian appartement
David has just been to Paris in search of an apartment to rent out and Sharon heads over in six weeks to hopefully finalise arrangements so all going well we will have a place in Paris for our members shortly. The main purpose of Sharon's trip was to finish her second book in cafes but perhaps property matters will take over - in the meantime, Sharon's first book has just been reprinted and is available from our online shop.

New Aussie tax benefit of owning French property
Not only can you negatively gear domestic property but now overseas property is treated the same for the purposes of reducing assessable income where the investment property makes a loss in any year. Our free French property purchasing fact sheet has been updated accordingly and further detail is contained in our property e-guides available through our online shop.
