Aussie artist's longstanding rentals + land in the Lot for sale This Australian artist's French holiday house (apartment and cottage combined) in the Lot/Dordogne is regretfully being put up for sale. The owner has had the place for many years with a well established website/ clientele who short term vacation rent the place for around half of the year with potential for higher occupancy (rental for most of year is about $1,000 AUD/wk). The scenery from the house and surrounds has provided the inspiration for many a lovely watercolour canvas. The Lot region is very well known and has more than 500 protected historical sites. The location of the cottages near Cahors, with its world heritage bridge and cathedral as well as famous markets/cafes, could not have better access to so many sites in the northern Midi Pyrenees South West France region including Toulouse, Rocamador , Monpazier, St Cirq Lapopie and Sarlat. The house is in the very popular village of Montcuq which has one of the 100 most beautiful markets in France (very large weekly market, biweekly during summer) as well as plenty of commerces (supermarket, 2 other small supermarkets, 2 hairdressers, 2 charcuteries, a butcher, 2 boulangeries, 2 gift shops, 2 banks, 2 caves, 4 garagistes, 4 restaurants/ cafes, full medical centre, etc). There are so many commerces because the village is an ancient regional capital servicing a large canton and there is also a good mairie. Montcuq has a population of around 500 with a few English people living around the village (but not too many!) and the French neighbours to the house are fabulous.
The house has one of the best gardens in the village with a great view of the village from two of the three terraces and garden with a mini orchard, a garage as well as off street parking for two cars. The land size is 1200 m2 and house is 100 m2.

The house is only 40 years old with no work required - all maintenance up to date, double glazed, well insulated and has central heating. Termite and asbestos certificate clear. The owner is also willing to consider selling the furniture and a car as part of any purchase agreement.
The buyer also gets full access transfered to an optimised rental website which shows on page one for any number of searches. The current owner has a reliable English/French speaking manager who does changeovers in winter, collects mail, empties the pipes etc and a local gardner who comes to do odd things like a bit of pruning in weinter or mow the lawn.
