Two properties on the Canal du Midi with boat moorings for sale



Both stone properties are situated by the banks of the Canal du Midi, a UNESCO World Heritage Site, on the 12th century wine Domaine de Millepetit, in a location famous for its rustic charm and beauty.



 PROPERTY 1: A refurbished canal-side cottage, developed to an excellent standard, using quality materials and fittings, apart from being a comfortable home it would offer a generous holiday 'gite’ income potential. The domaine being already a popular low key tourist favorite due to its location and proximity to the canal . Having the property on the water is ideal for entertaining and summer BBQ's.

Plus PROPERTY 2: A separate large 2 storey barn (136m2), already partly developed, in a sound state, with good roof. It is part of an old stable block and comes with recently granted planning permission for residential development. Detailed plans are available for a 2 bed appartment, quote 27,000 euros. Guaranteed income as a holiday let or 'gite' - you can expect to generate over the April to November season around £9,000 to £11,000 annual income from the cottage alone. The barn would achieve a similar yield if developed to a similar standard to the cottage.

The location of the cottage is hard to beat along the length and breath of the ‘Midi’, it offers views across to the local vineyards, with its very own local unsung Cathar stronghold, the 9th century Chateau de Miramont, visible from the domaine. There are many places of historic note within about a 30 kms radius... traveling a little further, Barcelona is only about 4 hours away. As well as the local domaine wines, the whole region is well known for its vineyards. Fruit and vegetables can also be bought direct on the estate. So the property and its location has lots to offer.
