Two properties on the Canal du Midi with boat moorings for sale

Both stone properties are situated by the banks of the Canal du Midi, a UNESCO World Heritage Site, on the 12th century wine Domaine de Millepetit, in a location famous for its rustic charm and beauty.

PROPERTY 1: A refurbished canal-side cottage, developed to an excellent standard, using quality materials and fittings, apart from being a comfortable home it would offer a generous holiday 'gite’ income potential. The domaine being already a popular low key tourist favorite due to its location and proximity to the canal . Having the property on the water is ideal for entertaining and summer BBQ's.

Plus PROPERTY 2: A separate large 2 storey barn (136m2), already partly developed, in a sound state, with good roof. It is part of an old stable block and comes with recently granted planning permission for residential development. Detailed plans are available for a 2 bed appartment, quote 27,000 euros. With a property to develop so close to the canal, in such a protected area, this is a truly rare find.

Guaranteed income as a holiday let or 'gite' - you can expect to generate over the April to November season around £9,000 to £11,000 annual income from the cottage alone. The barn would achieve a similar yield if developed to a similar standard to the cottage.

VNF official boat mooring, established since 2008, comes with a canal side terraced flower and herb garden, incorporating a brick built summer kitchen BBQ which provides an ideal entertaining space with some built-in stone seating, plus ample space for an extra table and chairs. In the garden at the edge of the canal there’s also a bench on a small fishing platform located under a weeping Yew tree for some extra summer shade, its also a fine spot to hang your hammock. A shared drying green is close by and there is also more garden space.

The properties are situated canal-side on a picturesque 12th century wine producing domaine, with its own chateau, and featured in TV chef Rick Steins’ ‘French Odyssey’ in 2004. Rural though not remote, this is a superb position in one of the prettiest and photogenic stretches this famous canal. The Domaine de Millepetit is most unusually located right on the banks of this famous canal, set in the shade of its equally famous 400 year old Plane trees. Conveniently, its within a leisurely walking or cycling distance along the old tow path to the canal port of Trebes and only 8kms from Carcassonne.

The 18th century cottage with exposed stonework, is also part of a former stable block and has been refurbished using quality fittings and materials at all times . Presented in excellent decorative order throughout, the cottage was stripped back and has been sympathetically refurbished, insulated to a good standard, with double glazed units throughout. The cottage still retains much of its charm and character, though is essentially a contemporary space as far as 21st century comforts are concerned.

The characterful contemporary cooks kitchen comes with a SMEG range cooker which has both large and small ovens, a 'French’ dresser, two large 3 shelf wall cupboards plus 4 pullout solid wood under worktop ‘work stations’ with eight practical storage baskets, providing more than enough storage and workspace, with tiled flooring. A good size bedroom situated to the front of the cottage with a feature wooden beam and solid pine flooring.

The Lounge with pine wood flooring has a sloping attic which could be developed either as an extra mezzanine room, storage space or you might simply open it up to reveal the roof timbers making it a feature. The cottage could be further extended by adding a small conservatory between the double lounge doors and the rear terrace. It is officially a two bedroom property, however one of the bedrooms is being used as an upstairs lounge giving direct access through the French doors onto the private terrace.  There is also a modern stylish toilet/shower room. A rear courtyard is accessed directly from the lounge and a Jacaranda provides some natural shade.

The spacious 2 storey barn, offers a generous 138m2 split over the 2 levels, with 3 independent access points at both front and back located on both levels, including 4 bi-folding doors leading directly into the large ground floor garage/workshop. This too is part of the old stable block, it is an ‘ancienne ecurie’ and comes with newly granted planning permission and all relevant servicesare in place. Within its steep sloping 'cathedral’ ceiling, a double mezzanine level could offer 2 bedrooms, leaving the 1st floor space below as a large open plan space.

The location of the cottage is hard to beat along the length and breath of the ‘Midi’, it offers views across to the local vineyards, with its very own local unsung Cathar stronghold, the 9th century Chateau de Miramont, visible from the domaine. There are many places of historic note within about a 30 kms radius... traveling a little further, Barcelona is only about 4 hours away. As well as the local domaine wines, the whole region is well known for its vineyards. Fruit and vegetables can also be bought direct on the estate. So the property and its location has lots to offer.
