Champagne village farmhouse really ready to be restored


 
”Chateau Chaton” Grand Designs come on down! Located in a quite village nestled in a valley in Haute Marne region of Champagne Ardenne, a pleasant 2.5-hour drive SE from Paris.
 
This 1814 village farmhouse is in almost original condition, which is hard to find!  A reluctant sale the owner fell in love with the building some 5 years ago but due to business constraints he sadly doesn’t go to France as often as he used to. It has not been lived in since the early 1960s and as a consequence it has not been messed around with, what you see is what you get!  

   



The ground floor entrance leads to a hallway then kitchen with a huge dated (1814) limestone fireplace and wood bread oven, this leads to main drawing room with naïve painted wall decoration and decorative timber floor, overlooks garden. Off the kitchen an oak stair leads to 2 bedrooms.  The large master with walk-in robe and classic fireplace, window to garden, second bedroom with staircase to large loft area above.

On the lower level a cellar runs the whole length of the house and is accessed via doors from the rear garden, the cellar has large limestone flagstones (under years of spoil) Current living area some 140m/2 excluding barn, loft and cellar.


 
The barn is huge some 17 metres from floor to roof pitch; there is much scope to extend the living space with the various existing mezzanine levels if needed. The central alley has to the left an implement area and cow stalls on cobbled floors some 80m/2. Rear garden has remnants of walls and abuts a seasonal creek. Total land area 350m/2 -lock up and leave!
 


A 15 minute drive from the Roman/Napoleonic spa town of Bourbonne les Bains with all amenities. Melay has nearby historical and cultural assets together with tranquillity and beautiful countryside.  There are many outdoor leisure activities - canoeing, cycling, hiking, horse riding, swimming and fishing close at hand.  


 
Full of charm and character, this is not a house for the faint hearted, it needs work but will respond well. The stonewalls are structurally sound, the leaking roof and gutters have caused most of the damage evident in the house (excluding pubesant graffiti artists!) like many houses in Melay which are undergoing a quite rebirth it will survive. This is therefore reflected in the asking price REDUCED to 12,000 euro.
